California Brokers Network, also known as CBN is the first of its kind in Orange County. CBN is an association or network of Independent real estate brokers that was started in 1989 when Charles Mansur invited independent brokers like himself to join him in forming this fabulous organization. Over 100 successful brokers are now members. We currently have offices in Huntington Beach, Mission Viejo, Cerritos and Corona, with plans to open offices in Irvine and San Clemente in the near future.
What's so special about Independent brokers? According to the Association of Realtors and the Multiple Listing Service, Independent brokers outsell all other real estate agents in the large companies. Independent brokers consistently sell between 35% to 45% of ALL real estate.
Independent brokers are the most experienced Realtors in the business. They rely on their former clients to refer more buyers and sellers to them as well as having them come back when they themselves are in need of selling, buying or financing their homes. It's a fact, Once a person buys or sells through an Independent Broker/Realtor they usually remain loyal to that Broker because of his or her experience and professionalism.
What's different about us? Each member is a separate and independent company. And yet, we help each other and cooperate with one another better than any office that operates under one company's name.

A few years ago I did a survey of real estate agents work habits. I found out that over 80% of agents prefer to work from a home office. The majority have a computer, fax and phone at home and they waste less time by not going to the regular office. For the privilege of having that office they pay their broker anywhere from 20% to 55% of their commission. If the average commission to a listing or selling agent is about $12,000 they would be paying the broker an average of $5,400.
What's wrong with that picture? The fact remains that the agent still has to pay his or her own business expenses, such as: Realtor Association dues, Multiple Listing Service fees, Advertising costs, printing costs, mailing costs, Errors & Omissions insurance, liability insurance, auto insurance, auto cost, gasoline, web design & maintenance, mandated educational costs, personal improvement educational cost, etc., etc., etc. What's left for the average agent is a lot less than what most people think.
What about CBN brokers? Business costs are part of the business and we have to accept it. However, because our members keep 100% of their commissions they are able to do a lot more for their clients. Our advertising is geared to selling our clients' homes, Not to keep sellers happy or attract new agents.
It makes no sense for a licensed real estate broker to be employed by another broker, unless of course they do not have the confidence to manage their own business. Our broker members pay a nominal monthly fee for their office expense, not $5,400 per transation! The small office fee is just enough to pay the rent, the utilities, the equipment and office supplies.
How do CBN brokers compare to other agents? CBN members have an average of 20 years experience. That's at least 4 times that of the companies who claim to have the most experienced agents in the industry. And, we're probably 10 times more experienced than the average agent in any of the large companies.
